Costa Rica residency for foreigners: pensionado, rentista, investor
Many people who buy in the south want to stay and live there. These are the most common residency categories (2026 figures, to be confirmed with Immigration).
Pensionado
For people with a lifetime pension of at least 1,000 dollars a month. Renewable temporary residency that can include your spouse and children.
Rentista
For people who can show a stable income of at least 2,500 dollars a month for two years, often through a deposit of about 60,000 dollars in a Costa Rican bank.
Investor
For people who invest in the country, for example in real estate. The usual minimum is 200,000 dollars; in 2026 a temporary reduction to 150,000 dollars applied: check whether it is still in force.
Digital nomad
A stay of up to one year, renewable for one more, for remote workers serving clients or employers abroad with an income of at least 3,000 dollars a month (4,000 with family).
What matters
Rules change often: always confirm with the General Directorate of Migration (DGME) or an immigration lawyer. Owning a house does not by itself give residency.
